The billionaires’ playground of Monaco faces the Riviera, but has just 400 meters (a quarter of a mile) of beach: Larvotto Beach. Above this rarefied sandy stretch, in the city with the world’s highest real estate prices per square foot, is a penthouse apartment with terraces on three sides and a private roof deck.

"There’s only one beach in Monaco, and it’s right on it," said Penny Mosgrove, chief executive of Quintessentially Estates, which has the penthouse’s listing.

The principality’s attractions are at this apartment’s doorstep. In addition to the famous casinos, including the Casino de Monte-Carlo, just south of the Larvotto district, there’s also shopping, restaurants and nightlife steps away.

However, it might be hard to leave the uninterrupted sea views from the 10th and 11th floors.

"There is a lack of space in Monaco," Ms. Mosgrove said. The apartment is unusual for its size and also for the fact that it’s a penthouse—there are "not so many penthouses that come to market."

Stats

The 250-square-meter (2,700-square-foot) apartment has four bedrooms, two of which have en-suite bathrooms, while another full bathroom is between the other two bedrooms. The 220-square-meter (2,370-square-foot) roof deck has a second living room with a cinema room. The apartment has two storage cellars and two parking places in the underground garage.

Amenities

The roof deck has a heated pool. A second living room on the roof opens to the pool and an exterior seating area.

Design Pedigree

Monégasque architect Giorgio Apicella combined two apartments to achieve the airy layout.

Installing a pool on the roof required careful reinforcements, while not intruding on the ceiling height of the rooms below, Mr. Apicella said.

The interior was designed by Belgian interior architect François Marcq.

Larvotto is "a vibrant area, with restaurants, cafés and nightlife along the beachfront," she said. "This district will appeal to those wanting to be close to the action and the Carré d’Or"—the "Golden Square" around the Casino de Monte-Carlo, lined with such luxury shops as Hermès, Chanel, Prada, Louis Vuitton, Céline, Cartier, Chopard, Van Cleef & Arpels and Bulgari.

Restaurants include Nobu, about 500 meters (one-third of a mile) away; Le Louis XV - Alain Ducasse, with three Michelin stars; Joël Robuchon Monte-Carlo, with two Michelin stars; and the Maya Bay Thai restaurant in the nearby Roccabella building.

The Monte-Carlo Country Club is nearby, offering tennis, gym and swimming pool facilities for members. The Yacht Club of Monaco also is in the vicinity, giving access to its members to sporting events, conferences, a restaurant and bars as well as a gym and outdoor pool and spa.
